How to tell if a contractor's quote is fair

A fair contractor quote has three properties: it matches regional norms for the scope and finish level, it itemizes the work instead of giving you a single number, and the contract that comes with it complies with your state's home-improvement statutes. A quote can pass the price test and still be a bad deal if the contract leaves out a three-day cancellation clause, takes a down-payment above your state's legal cap, or omits the contractor's license and insurance disclosures. Why your quote might be high — and when to walk

Quotes above the regional band aren't automatically a rip-off. The top three legitimate reasons are site complexity (older homes, knob-and-tube, asbestos, water damage), custom or designer work (semi-custom cabinetry, specialty tile, imported fixtures), and schedule premiums (fast-track projects or peak construction season). The red flags are different: a contractor who refuses to provide a line-item breakdown, demands more than your state allows as a down-payment, can't show current license and insurance, or pressures you to sign on the spot. When you see any of those, get at least two more bids before committing — most states give you a three-day right to cancel even after signing.
